Job Description Summary: The Associate Director of Real Estate (Transactions & Portfolio Evaluation) provides executive leadership, asset optimization, and strategic transaction management for the System's real property portfolio. This role is responsible for overseeing multi-million dollar institutional acquisitions, complex dispositions, public-private partnerships (P3), and commercial leasing initiatives. The Associate Director ensures all real estate activities maximize financial efficiency to benefit members of the Texas A&M University System while strictly adhering to system regulations, State of Texas statutes, and Board of Regents rules.

Responsibilities

- Direct and negotiate high-value, complex transactions including property acquisitions, dispositions, and complex institutional commercial leases. - Structure, evaluate, and negotiate ground lease agreements for student housing, commercial uses, campus infrastructure, medical or innovation facilities, and parking complexes. - Lead the preparation, drafting, and comprehensive documentation of real estate transactions. - Work closely with the System's Office of General Counsel (OGC) to review, clear, and finalize all legal instruments, deeds, and lease agreements. - Design and execute sophisticated financial underwriting, valuation matrices, and analyses to maximize portfolio efficiency and minimize vacant or underutilized space. - Produce detailed financial models, predictive cash flow analytics, and risk assessments to justify real estate allocations to system executive leadership. - Assist in the implementation of new software systems, processes, and procedures for the real estate team. - Other duties as assigned.

Education

Experience

- Bachelor’s degree in Real Estate, Finance, Public Administration, Business Administration, or a closely related field. - Seven years of professional experience in commercial real estate transactions, asset management, or public sector property management.

Knowledge, Skills and Abilities

- Real Estate Expertise: Thorough knowledge of commercial real estate principles, advanced negotiation strategies, and market analysis methodologies. - Transaction Management: Proven ability to independently manage complex real estate transactions from inception to completion, including acquisitions, dispositions, and commercial leases. - Analytical & Technical Skills: Advanced analytical skills and proficiency with standard professional applications, including word processing, complex spreadsheets, and property databases. - Problem-Solving & Agility: Excellent problem-solving capabilities, keen attention to detail, and a strong ability to multitask and overcome project obstacles in a fast-paced environment. - Communication & Relationship Building: Strong verbal, written, and presentation skills, with a demonstrated ability to build strategic relationships across internal and external stakeholders. - Autonomy & Collaboration: Highly motivated self-starter capable of executing tasks independently with minimal supervision while collaborating effectively within a multidisciplinary team. - Discretion & Ethics: High level of personal responsibility, honesty, and empathy, with a proven ability to handle sensitive data and maintain strict confidentiality. - Ability to multi-task and work cooperatively with others.

Preferred Qualifications

- Master's degree (MBA, MS in Real Estate, or Juris Doctor). - Direct real estate transaction experience within a Texas state agency or public higher education system. -
