Job Description Position Summary The Associate Property Manager reports to the Senior Regional Property Manager and is responsible for supporting the management of an assigned industrial logistics real estate portfolio. The primary objective of this role is to maximize property performance through efficient operational strategies, maintain high levels of tenant satisfaction, and help achieve the company's financial objectives.
Responsibilities
include invoice processing, contract administration, budget development and monitoring, tenant relations, vendor management, support of the asset management team, and collaboration with internal departments to maximize portfolio performance. Essential Job Functions Tenant Services Deliver a high level of customer service by responding promptly and thoroughly to tenant requests and maintaining regular communication with tenants. Ensure move-in and move-out processes are executed efficiently and in a timely manner. Maintain low levels of accounts receivable through proactive tenant engagement, collection efforts, and effective account management. Prepare tenant correspondence as directed by the Property Manager. Property Performance Track and code invoices to ensure accurate and timely processing of property expenses. Manage vendor insurance certificates, purchase orders, work orders, and contract documentation. Support asset management initiatives focused on minimizing vacancy downtime and maximizing tenant retention. Manage service contracts to leverage portfolio scale, reduce costs, and consolidate vendor relationships where appropriate. Conduct regular property inspections to ensure assets are maintained to company standards, risks are minimized, and capital and operational projects are completed on schedule and within budget. Prepare annual operating budgets and long-term capital plans for assigned properties in accordance with internal deadlines, ensuring accurate forecasting of operating and capital expenditures. Monitor financial performance through expense approvals, strategic property-level spending, monthly financial reporting, variance analysis, and accrual submissions. Coordinate the onboarding and offboarding of properties associated with acquisitions and dispositions in partnership with transaction teams. Support company ESG initiatives by tracking utility consumption, submitting required data to regulatory agencies, and coordinating sustainability programs with tenants and vendors. Additional

Qualifications
1-3 years of property management experience supporting customer service and administrative functions related to commercial real estate operations.
Experience
managing and coordinating vendor relationships.
Experience
with property-level financial planning, budgeting, and reporting.
Experience
supporting maintenance and capital improvement projects. Proficiency with industry-standard real estate software applications. Strong verbal and written communication skills, with the ability to interact effectively with tenants, vendors, and internal stakeholders. Ability to interpret leases, property plans, specifications, operating procedures, maintenance instructions, and policy documents. Bachelor's degree in Finance, Real Estate, Business Management, or a related field. CPM or RPA designation preferred but not required. Physical Demands The nature of this role requires the ability to communicate effectively, exchange information, collect and analyze data, prepare reports and other work documents, and operate standard office equipment.

Requirements
Work is primarily performed in a professional office environment and may require extended hours during peak periods. Ability to travel locally up to 50% of the time to property and construction sites for inspections, project monitoring, and meetings. Exposure to varying weather conditions, loud noise, and dust while visiting construction sites. Total compensation may also include a discretionary performance-based bonus.
