Job Purpose To manage and oversee the day-to-day operations, maintenance, and service delivery of assigned property/properties, ensuring compliance with contractual obligations, client requirements, and regulatory standards while maintaining high service levels and stakeholder satisfaction. Responsibilities
Property Operations & Maintenance To conduct daily checks to ensure that the common areas are cleaned, and the landscape is maintained To conduct daily checks on the other common property not maintained by a term contractor to ensure their soundness and proper maintenance Ensure that the maintenance regimes and schedules of the site are carried out as planned Ensure that due diligence is observed and exercised on the maintenance and upkeep of the building installations and systems at site Ensure the site is in good condition at all times Ensure all facilities at the site are in good working condition at all times Ensure all safety aspects, eliminating risk of damage and fallen objects Contractor & Vendor Management To conduct regular inspections with the term contractors (cleaning, pest control, fire protection system, landscape, lift/escalators) to ensure that the services are carried out/maintained to the standard set by the Management and or the authorities Co-ordinate and execute maintenance and tenancy works promptly Client & Stakeholder Management To liaise with Client on matters related to the maintenance of the site(s) Ensure that Client's instructions are properly carried out Prepare and submit Management Reports to Client Ensure prompt delivery of services to Client and customers, including tenants, residents, motorists, grassroots organisation and shoppers Liaise and meet with tenants for tenancy renewals and/or feedback Monthly dialogue with tenants/customer engagement Compliance & Documentation Ensure full compliance of Contract Specifications service level and KPIs Ensure that the Service are carried out in accordance with Client's guidelines, Standard Operating Procedures (SOPs) and statutory requirements Vet documents and submissions for accuracy and quality before they are sent to Client Ensure proper records of transactions and accounts relating to the management and maintenance of the site(s) Manage the green leases at the sites which includes vetting through tenants' renovation commitment as stated in their leases Issue Resolution & Service Excellence Ensure public and tenants' feedback and complaints are attended to according to the timeframe stipulated Attend and follow up on crisis management Arrears management Team Leadership Lead Technical Officers in the management and maintenance of the site. Monitors and ensures each staff discharges their duties diligently Planning & Projects To propose/recommend improvement, repairs and upgrading works when appropriate and ensure that such are carried out properly when approved Plan, organize and implement work programmes and projects as assigned by Client Budget, plan and execute yearly improvement works Conduct site inspections for each site at least once every week Collation of information required (upon instructed by Client) from the sites Car Park Operations Ensure car park operations is in order Ensure staff on site follow-up with car park enforcement Liaise and resolve with car park operators on financial matters
Qualifications

Experience
Diploma or Degree in Building Services, Facilities Management, Property Management, Engineering or related field Relevant experience in property/facilities management
Experience
