Responsibilities
Portfolio & Fund Management Support the management of Japan Development Partners (JDP) and other development-focused investment vehicles. Collaborate closely with acquisitions, development, project management, leasing, and other internal teams to optimize fund performance. Monitor and analyze portfolio performance, investment returns, and key operating metrics. Evaluate investment and divestment opportunities through risk-return analysis, hold/sell assessments, and financial performance reviews. Support transaction execution processes, including asset disposals and strategic portfolio initiatives. Investment Analysis & Strategic Decision Support Build and maintain financial models to evaluate investment performance and strategic alternatives. Conduct valuation analysis, DCF modeling, IRR calculations, sensitivity analyses, and other investment-related financial assessments. Prepare materials and recommendations for investment committee discussions and management decision-making. Investor Relations & Reporting Support communications with domestic and international investors. Prepare investment committee memorandums, portfolio reviews, quarterly reports, and other internal and external reporting materials. Coordinate information requests and reporting requirements from investors and global stakeholders. Platform Management Contribute to the ongoing enhancement of Japan’s portfolio management platform and fund management processes. Participate in cross-functional initiatives aimed at improving operational efficiency and portfolio performance. Onboarding & Development First Several Months Develop a thorough understanding of the firm's portfolio management platform, organizational structure, and reporting framework. Learn fund-specific operations through close collaboration with senior team members and cross-functional stakeholders. Support ongoing portfolio management activities under structured mentorship and on-the-job training. Longer-Term Growth Gradually assume ownership of portfolio analytics, investment evaluations, performance monitoring, and investor-related initiatives. Play an increasingly active role in investment decision-making and portfolio strategy formulation based on experience and performance.
Qualifications
Required Professional experience within: Real estate investment, asset management, development, REITs, investment advisory, or related real estate sectors; or Investment banking, project finance, private equity, infrastructure, or other investment-focused financial institutions. Strong analytical capabilities and financial modeling skills.
Experience
with valuation methodologies, DCF analysis, IRR calculations, and investment underwriting. Excellent communication and stakeholder management skills. Ability to work effectively in a fast-paced, collaborative environment. Preferred

Experience
