Roles and Responsibility: Retrieve and review property records, deeds, mortgages, tax records, judgments, liens, easements, and other legal documents from county and public record sources. Conduct title searches and examine the chain of title to determine legal ownership and identify title defects, encumbrances, restrictions, or other issues affecting property ownership. Prepare clear, accurate, and complete title examination reports in accordance with company documentation standards and underwriting guidelines. Review AI-generated title reports, validate findings, identify discrepancies or exceptions, and apply professional judgment to ensure report accuracy and completeness. Resolve title issues by researching public records and coordinating with underwriters, attorneys, lenders, and internal stakeholders when required. Ensure compliance with company policies, industry regulations, and applicable state and county recording requirements. Maintain productivity, quality, and turnaround time targets while handling multiple title orders. Update title production systems and maintain accurate documentation for audit and compliance purposes.
